Look for curled or missing shingles and for dark streaks below valleys.
- Granules in the gutters mean the surface is going
- A wavy ridge means the decking is soft
From the attic
On a bright day, look for pinholes of light and for stained rafters. Stains near a chimney are a flashing problem, not a shingle problem.
Repair or replace
Under fifteen years and one bad slope: repair. Over twenty, or soft decking in more than one place: replace.
Water always finds the one detail somebody skipped.
